Count tasks, not just rooms

One bedroom may need a small touch-up; another may require surface repairs and a full repaint. A bathroom list could include a tap fault, damaged sealant and a toilet replacement. Describe the tasks rather than asking for a single price per room.

Separate repair and improvement

Restoring a working fitting differs from replacing it with a new style or changing the layout. Mark improvements as optional if the budget is undecided. This lets you consider the necessary repairs first without losing sight of the wider project.

Include preparation and supply

Ask about removal of old material, surface preparation, fixture supply and making good. Confirm whether waste handling is included. A lower headline price may describe less work, so compare the written scope and total payable.

Allow for discoveries

A concealed leak or damaged backing surface may only become clear during assessment or agreed opening-up work. Agree how additional work is authorised. Avoid assuming that a visual check guarantees the condition of every hidden component.

Use the price guide appropriately

Published plumbing guides can help identify typical job scopes, but a full turnover quote needs the complete list. Care-plan allowances apply only to suitable minor tasks within the plan; larger decorating or renovation work is separate.

Arrange the next step

Send the report and photos for an end of tenancy quote. Review guide inclusions before comparing proposals.

For planned minor repairs, compare our landlord care plans. Visits have defined annual allowances; these plans do not replace statutory inspections or cover unlimited repairs.
