Separate observation from diagnosis

An inventory may record a stain, a loose handle or a slow drain without identifying the cause. Preserve those observations and photographs, then ask for assessment where needed. Do not assume that every visible mark needs only decorating.

Prioritise faults that affect use

Identify active leaks, unusable sanitary fittings and doors or windows that do not function correctly. Arrange any safety-related or specialist issues with the appropriate qualified professional. Cosmetic improvements can then be sequenced around the essential work.

Agree one written list

Name the room, item, required result and who supplies materials. Distinguish repairs from optional improvements. If several people approve the work, decide who can confirm changes so the contractor is not working from conflicting instructions.

Plan repairs before finishing

Resolve the source of water damage before preparing and painting the surface. Allow for tile adhesive, grout, sealant or paint to dry as specified. A clear programme should include access and the point at which the property is needed again.

Close the loop at handover

Review completed items against the agreed list. Keep notes of anything outside the original scope and arrange it separately if required. A maintenance visit is not a substitute for the landlord’s safety checks or other legal duties.

Arrange the next step

Start with our end of tenancy service and practical checklist.

For planned minor repairs, compare our landlord care plans. Visits have defined annual allowances; these plans do not replace statutory inspections or cover unlimited repairs.
