When a one-off quote is a sensible starting point

If you have an isolated fault or a substantial check-out list, a quote for the specific work may be the clearest option. Decorating a room, replacing several damaged fittings or carrying out a larger repair can exceed a short maintenance visit.

Send the report, photos and your target date through our end of tenancy repairs page. You do not need a subscription to book rental maintenance.

What a scheduled plan can help with

A plan sets aside agreed visits for suitable minor work. Swift Home’s Essential, Plus and Complete options currently propose one, three or six visits per year respectively, with up to 60 minutes of maintenance labour at each visit. Payments are monthly; the visit allowances are annual.

Each plan also includes one separate annual visual home maintenance check, which does not use an included labour visit or its 60-minute allowance. Essential includes both one annual visual check and one separate up-to-60-minute labour visit. It is a practical review of maintenance needs, not a statutory inspection or a certificate.

Compare the annual commitment

The indicative monthly prices are £15, £35 and £65 per eligible property, equivalent to £180, £420 and £780 over 12 months. Check the care plan comparison for allowances and terms. A property assessment and written agreement come before joining.

Do not assume the most frequent plan is the best choice. A property with occasional minor tasks may need fewer planned visits, while a property requiring larger work still needs separate quotations.

Allow for the exclusions

Parts, materials, major works, specialist work, certification and emergency attendance are quoted separately. Unused visits do not roll over or move to another property.

Priority for planned bookings is subject to availability. These plans are not insurance, unlimited repairs or a guaranteed emergency response.

Prepare a useful property list

For each property, note the location, recurring issues, likely minor work and access arrangements. Identify any planned tenancy change. This gives us a basis for discussing an appropriate allowance and quoting separately for work outside it.

Our between-tenancies checklist can help you organise the work before requesting a quote. The choice is between an agreed one-off scope and scheduled support suited to the property.
