Inspect before booking the finishing work
Review the property and record faults before arranging decorating. A leak or faulty fitting can damage a new finish if it is left unresolved. Send the report and photos to the contractor and identify issues that need investigation.
Agree the sequence
Plumbing repairs, carpentry and preparation generally need to be coordinated before final finishes. Tile and silicone work may need curing time. Product deliveries and availability should be discussed before committing to a handover date.
Make the written scope specific
List rooms, fittings, materials and the intended result. Identify optional improvements separately. Agree who provides keys, who supplies fixtures and who approves changes if further damage is discovered.
Arrange safety duties separately
A refreshed appearance does not demonstrate compliance with landlord duties. Arrange the appropriate gas, electrical and other required checks through suitable professionals. Swift Home’s practical maintenance service does not provide those certificates.
Review the property before handover
Check completed repairs against the agreed list and record outstanding items. Keep fitting instructions and repair information where they can be found. Give the new occupant a clear process for reporting maintenance problems.
Arrange the next step
Explore end of tenancy repairs and rental decorating. Larger bathroom work needs its own agreed programme.
For planned minor repairs, compare our landlord care plans. Visits have defined annual allowances; these plans do not replace statutory inspections or cover unlimited repairs.
